Refrigerators & freezers
Refrigerators in Lynnwood, Edmonds and the cities next door
Detached houses make up less than half of Lynnwood’s housing, which puts a large share of the refrigerators we open in apartments and condos, many of them builder-grade top-freezer or bottom-freezer models a landlord picked. Near City Center and along Highway 99 the unit often lives in a narrow galley beside the range, and its condenser coil underneath collects kitchen grease and pet hair. Brier and much of Edmonds are detached houses, where the garage usually holds a spare refrigerator or a chest freezer. Mill Creek and Harbour Pointe in Mukilteo lean toward French-door models and side-by-sides with dispensers. Damp marine air touches all of them: a door seal that has flattened lets moist air in, frost builds on the evaporator faster, and the defrost system quietly works harder all winter.
The compressor gets blamed first, yet the fault we find most often is the defrost circuit. A heater, a bimetal thermostat or a control stops melting frost off the evaporator coil, ice slowly chokes the airflow, and the fresh-food compartment drifts warm while the freezer still feels cold. Evaporator and condenser fan motors come next, followed by door gaskets, thermistors and start relays. One typical call: a side-by-side in a Mountlake Terrace condo with soft ice cream, a refrigerator section near room temperature, and a fan the owner had heard scraping for days. Behind the freezer’s rear panel the coil was a solid white block. We melted it off with a steamer, the meter showed an open defrost heater, and after replacing it we watched the evaporator fan spin cleanly before packing up.
Symptoms we see
What a struggling refrigerator tells you, and why
- 01
Fresh-food side warming
Frost packed on the evaporator coil is the usual story, left there by a defrost heater, defrost thermostat or control that stopped cycling, or by an evaporator fan that quit. We take off the freezer’s rear panel, read each defrost part with the meter, and check the damper that lets cold air into the lower section.
- 02
Clicks, hums, then quits
A compressor that clicks, hums and goes quiet usually has a bad start relay or overload, sometimes a failing compressor. The meter goes on the relay, the overload and then the compressor windings. If those readings implicate the sealed system, you get a plain account of the findings and of what they mean when weighing repair against replacement.
- 03
Water under the crisper drawers
Meltwater from the defrost cycle should run down a drain to a pan underneath. When that drain freezes or clogs, the water spills into the cabinet and out below the bins. We thaw and flush the drain, test the drain heater or check the heat strap where the model uses one, and look for a cracked pan.
- 04
Buzzing, ticking or grinding
Noise behind the freezer wall is often the evaporator fan blade striking frost; noise down near the floor is usually the condenser fan or a rattling drain pan. We find which fan, test its motor, and clean the condenser coil, which packs with lint and pet hair in a lot of local kitchens.
- 05
Sweating door edges
Condensation along the door edge in a wet Puget Sound winter usually means a torn or flattened door gasket, a cabinet that has gone out of level, or a failed mullion heater on French-door models. We check the seal all the way around, level the cabinet, and test the heater circuit with the meter.
- 06
Dark display after an outage
After the November 2024 windstorm we answered calls about controls that would not wake, displays flashing codes and freezers that drifted warm. We start at the outlet and breaker, then test the main control board, thermistors and fans. Should the trouble turn out to be in the home’s wiring instead, we say so, since that part is an electrician’s work.
Brands and models
Refrigerator brands and layouts in local kitchens
Rental and apartment kitchens are mostly Whirlpool, GE, Frigidaire, Kenmore and Amana, usually as top-freezer or plain bottom-freezer units. Owner-occupied houses add LG, KitchenAid and Maytag models with French doors or side-by-side doors and a dispenser up front. Remodeled kitchens, especially in Edmonds, bring panel-ready and built-in columns by Thermador, Miele, Bosch and Café, where the machinery sits behind a grille instead of at the back. Garage freezers, upright and chest, tend to be Frigidaire, GE or Whirlpool.
The van carries the refrigerator parts that fail most often here, from defrost heaters and evaporator fan motors to thermistors, start relays and defrost thermostats.
By city
Refrigerator calls from Lynnwood to Mukilteo
In Lynnwood and Mountlake Terrace much of our refrigerator work happens in apartments and condos, often with a building manager arranging access. Edmonds adds view homes with remodeled kitchens and older garage freezers. Brier’s big wooded lots mean shaded garages and plenty of chest freezers. Mill Creek and the Harbour Pointe side of Mukilteo lean toward houses built from the 1980s on, where big dispenser models with French doors are the norm.
Repair or replace
Fix the refrigerator or replace it?
We start with what actually failed. A defrost heater, fan motor, thermistor or gasket is a contained repair on nearly any refrigerator, and a cabinet that is otherwise sound usually earns it. An older model with a failed main control board is a harder case, and we tell you so. When the meter implicates the compressor or refrigerant, we walk you through the readings and what they imply for repair versus replacement, without leaning on you either way. The liner, door bins and gaskets count too. Then the written price settles it: you see the whole figure before any work, and if it makes no sense for this refrigerator, you owe the $85 for the visit and no more.
FAQ
Refrigerator repair questions
A Lynnwood refrigerator stopped cooling. How fast can someone come?
A refrigerator or freezer that has stopped holding temperature goes ahead of other calls. If you reach us early, a technician can often be there that same day in Lynnwood and the cities around it; otherwise expect the next day. Until then, keep the doors shut, shift milk, meat and leftovers into a cooler with ice, and leave the unit plugged in so we can watch it run.
My garage freezer struggled in a heat wave. Is that common?
Very. On June 28, 2021, unofficial afternoon readings hit 109°F around Lynnwood, with Mill Creek near 107°F, and garage refrigerators and freezers could not shed heat through their condensers fast enough. Many of those calls ended with a condenser fan, a start relay or a matted coil rather than a dead compressor. The technician can also say whether your model is rated for garage use.
Can you repair a built-in refrigerator in an Edmonds remodel?
Yes. Edmonds remodels often feature Thermador, Miele, Bosch, KitchenAid or Café columns set flush into the cabinetry. Their condensers and controls hide behind a grille, so the technician works within the millwork and protects the panels. The rating label usually sits on the liner beside the fresh-food shelves; give us that model number on the phone or enter it in the booking form, and parts get checked ahead of time.
What if the compressor is the problem?
The start relay and overload get tested first, because a failed relay mimics a dead compressor convincingly. If the readings still point at the sealed system, you hear exactly what they show and how that shifts the case for repairing versus replacing this refrigerator, so you can weigh its age and condition. Nothing goes ahead without your approval, and if you decline, the bill stops at $85.
After an outage the display is blinking a code. Is the refrigerator damaged?
Not always. At the peak of the November 19–20, 2024 bomb cyclone, Snohomish County PUD counted more than 70,000 customers without power, and plenty of refrigerators came back showing codes, dark screens or no cooling. Sometimes unplugging the unit briefly clears it; sometimes the main board or a sensor took the hit. Our check runs from the outlet and breaker to the board, sensors and fans, and ends with the failed part named.
Can you look at the garage fridge while you are here?
Yes, and a lot of Brier, Edmonds and Mill Creek houses have one. Add it to the visit and its diagnostic drops by $10; use the second-appliance checkbox when booking online, or bring it up on the phone. Every unit is priced separately in writing, and you approve each one on its own.
