Dishwashers
Dishwashers in Lynnwood, Edmonds and the surrounding cities
About 40 percent of Lynnwood’s homes went up between 1960 and 1979, and Mountlake Terrace added apartments and condos through the 1970s and 1980s, so a lot of dishwashers here are builder-grade units chosen by an owner who does not live with them. Edmonds tells a different story: hillside houses from the 1950s and 1960s keep getting remodeled, and the new kitchens often hide a panel-ready dishwasher behind a cabinet door. Every one of them runs on the same very soft water from Everett’s Spada Lake supply. Detergent dissolves fast in it and foams hard, so the usual dose is far more than the machine needs. The visible results are cloudy or etched glassware, suds at the door seal and residue packed into the filter.
Drain trouble is the most common call. Food, glass chips and detergent paste collect in the filter and the sump, the drain pump strains, and eventually it stops or the check valve sticks, leaving dirty water in the tub. Door latches, inlet valves and heating elements follow, along with control boards after power outages. A case we see in some form every month: a dishwasher in a Harbour Pointe kitchen in Mukilteo began leaving a pool of gray water and, a week later, pushed foam out the door. The filter was packed with paste from a heavy powder dose, and a sliver of glass had jammed the drain pump impeller. We replaced the pump, cleaned the sump and filter, and ran a full cycle with a far smaller dose to show the difference.
Symptoms we see
Dishwasher symptoms and what we usually find
- 01
Water left in the bottom
A clogged filter or sump is the first thing we check, then the drain pump, the check valve, a kinked drain hose and the sink connection or air gap. We test the pump motor with the meter, clear the path, and run a drain cycle to confirm water leaves at full speed.
- 02
Puddle at the kick plate
Suds from too much detergent or sink dish liquid are the most common cause here, followed by a worn door gasket, a cracked spray arm throwing water at the door, or a leaking pump seal. Some European models catch water in a base pan with a float that shuts them down; we find the leak and dry the pan.
- 03
Cloudy or etched glassware
In very soft water a full dose of detergent attacks glass, leaving a haze that will not wipe off. A film that does wipe off points to rinse or heating problems instead. We check fill level, water temperature, the heating element and the rinse aid dispenser, then talk through dosing.
- 04
Dishes still dirty
Blocked spray arm holes, a clogged filter, a weak circulation pump or a low fill from a failing inlet valve all leave food behind. Scale is rarely the cause in local water, so we look at the valve screen and pressure first, then test the wash motor and check that each spray arm spins without dragging.
- 05
No lights, will not start
A failed door latch switch, a blown thermal fuse or a control board knocked out by a power outage are typical. Many dishwashers are hardwired under the sink, so we test the supply at the junction box first and tell you when the problem is in the home’s wiring and not the machine.
- 06
Dishes come out wet
Many newer dishwashers dry by condensation, so plastics stay damp by design. Wet glassware and plates, though, point to an empty rinse aid dispenser, a failed heating element, a stuck vent or a fan that no longer runs. We test the element and fan, and check the rinse aid setting for soft water.
Brands and models
Dishwasher brands and styles in local kitchens
Bosch turns up constantly here, from apartment refreshes to full remodels, alongside Whirlpool, KitchenAid, GE, Maytag, Frigidaire and Kenmore in rentals and older houses. Samsung and LG appear in newer kitchens with tall tubs and third racks. Remodeled Edmonds and Mukilteo kitchens add panel-ready models from Miele, Thermador, Bosch and Café, with controls hidden along the top edge of the door. Hidden-control and condensation-dry designs are routine work for our technicians.
Common dishwasher parts ride in the van, such as drain pumps, water inlet valves, door latch assemblies, heating elements, float switches and spray arms for popular models.
By city
Dishwasher service in six south Snohomish County cities
Lynnwood and Mountlake Terrace give us many rental dishwashers, where we coordinate with the property manager and the tenant. Edmonds brings remodeled kitchens with panel-ready units next to older houses still running original cabinets. Brier’s owner-occupied ranch and 1980s houses keep dishwashers in service a long time. Kitchens in Mill Creek and Mukilteo from the 1980s and 1990s are well past their original machines, often with a quieter model squeezed into a cutout built for an older one.
Repair or replace
Repair the dishwasher or replace it?
Most dishwasher repairs involve one part with a clear job: a drain pump, an inlet valve, a door latch, a heating element or a float switch. On a machine whose tub, racks and door springs are sound, that repair usually makes sense. It gets closer when the tub itself leaks, the racks have rusted through, or a control board fails on an older model. Panel-ready built-ins tilt the other way, since replacing one means fitting a new panel too. We name the failed part, give one written price, and let you decide. If you choose not to proceed, the $85 diagnostic is the full charge for the visit.
FAQ
Dishwasher repair questions
Why are my glasses cloudy when the water is so soft?
Because soft water and a full detergent dose are a harsh pair. With so little mineral to buffer it, detergent etches the glass surface, leaving a permanent haze. A quick test: wipe a cloudy glass with white vinegar. If it clears, it was film from rinse or heat problems; if not, it is etching, and a much smaller dose will prevent more.
Do you fix dishwashers in Lynnwood rentals and condos?
Yes, often. Many Lynnwood and Mountlake Terrace dishwashers belong to a landlord, so we can arrange access with the tenant and go over the written price with whoever approves the work. Give us the building entry code and tell us where to park, and the model number from the label on the edge of the door if you can find it.
Do you work on panel-ready dishwashers in Edmonds remodels?
Yes. Panel-ready Bosch, Miele, Thermador and Café dishwashers are common in remodeled Edmonds kitchens. The custom panel changes the door’s weight, so worn door springs and cables show up often, along with latch and pump faults. The technician protects the cabinet panel and surrounding trim, and pulls the unit only when the repair requires it.
The dishwasher is full of foam. What should I do?
Usually someone used sink dish liquid, or the dose was too big for water this soft. Do not run another cycle yet. Scoop out what foam you can, leave the door open, and run a rinse with no detergent. If water still will not drain or the cycle throws a code afterward, book a visit.
Will you check the electrical supply too?
Yes. During the diagnosis we test the outlet or the hardwired connection, the breaker and the supply voltage. Parts inside the dishwasher, from the control board to the door switch, are ours to replace. If the fault is in the house wiring, we say so, and that part of the work goes to an electrician.
How quickly can you come out to Mill Creek or Mukilteo?
Dishwasher calls are usually handled same-day or next-day across all six cities, Monday through Saturday, and reaching us early in the day improves the odds of a same-day slot. After a booking-form request we call back to confirm a two-hour arrival window, and you can read us any error code during that call.
